*Prices include

Shutters from $15 to $23 per shutter, which includes 1 coat of quality paint from Sherwin Williams and PPG/Porter Paints, Lowe’s or Home Depot. Higher quality paints can retail for $60 a gallon, thus the range in prices. Second coats are 50% of the first coat price, for all trim items. Replacing broken shutter screws cost $3 each; or they will be painted over, unrepaired. Please inspect your house for loose shutters- the corners hang out. Possible surcharge for difficult access due to trees, shrubs, high heights or difficult roof access. Second coats are 50% off the first coat price for all trim items.

Window gaps caulking- $10 per basic window, will use premium silicone for max durability. Higher price for larger foyer windows. Most homes have 1/4”+ open gaps around windows, as the original caulk has shrunken and the house settled. You’re losing heat & AC and allowing termites and pests to enter through these gaps. Some surcharges may apply to clean off old caulk and prepare the surface. Existing old caulk will still show, as new caulk is clear. Clear caulk allows me to make a solid seal onto the edge of the adjacent brick or siding.

Window washing- $2 for each basic half window, top or bottom; $4 for both, exteriors only. A great deal to have a clean view. Many people have not washed windows in years, so the price is a bargain! You must remove & reinstall screens from the inside. Different pricing for oversize windows; can be priced upon arrival to your home. Window washing only offered with painting work; not as a separate service.

Front/garage exit doors are $75 to $90 per coat, per side, depending on paint quality and are based on one color, one side, in paint-ready condition; no wood trim included. Double fee for two sides.” NOTE: Prices further vary on difficulty of door: Surcharges will be added for situations listed below, and a firm price will be given to you upon my arrival; sorry, can’t estimate until seeing your door. For example:   

  • Lockset type- some are slow to paint around; a simple knob is the base price, a loop-style handset is extra.
  • Windows- always have old paint mess or grungy old caulk to tediously remove.
  • Prep required- removing grease, sanding scuffs, primering rust with multiple coats.
  • A 50% additional price is added for two colored doors- very tedious to paint!
  • Most doors require two coats.
  • Major color changes, ie: white to bright red can require three coats- incurring a double fee, as a second coat is just 50% more than a single coat, a full three coats is double the single coat price.
  • PLEASE NOTE: You will have to be home to allow for opening of your door.
  • You will be re-installing the rubber weather stripping yourself, 1-2 days after the paint dries, and I will show you how to do this, very simple.

For example: wood filler, major caulking, removing old caulk mess, scraping, sanding and primering knot-holes and stains will require additional fees. Many window-door casings get in horrible shape and getting these paint-ready can involve slow and fiddly repairs to get them prepared. Mildew cleansing with bleach and rinsing is extra. “Fans” semi circles above windows are $25 to $32 each, based on chosen paint quality, one coat. These always take two coats to look right. Slow and fiddly to paint. Includes clear caulking around brick edges, two applications, with a clean paint line, to cover old paint mess.

Vents are $50 to $65, one coat, based on chosen paint quality. Final price depends on prep work needed. Includes clear caulking around brick edges, two applications. Major scraping, sanding, primer and filling of wood rot will require a price surcharge. Vents higher than 1 ½ stories will have a double charge. Some third story vents are not offered due to height risks. Many vents get in neglected shape and getting these paint-ready can involve slow and fiddly repairs to get them prepared. Mildew cleansing with bleach and rinsing is extra. Most vents require two coats, major color changes, ie: white to bright red can require three coats. Columns, fascia, soffits and other trim

Short columns, less than 10’; $30-40 one coat, $45-60 two coats, based on paint choice.
All wood joint seams/cracks will be sanded & caulked. Bottom edge of the board where it sits on the concrete will be clear caulked - usually ignored by most painters! Price is based on a paint-ready surface, minimal prep required. Additional prep available for an extra fee, will be estimated on site- Price does not include: bleaching & rinsing for mildew & removal of bug feces (no joke! fly and spider poo gets all over columns and stains through paint); wood filler, nails, screws to fix column bases; major caulking, scraping, sanding and primering knot-holes and stains. Most columns get in horrible shape and getting these paint-ready can involve slow and fiddly repairs to get them prepared. Most columns require two coats. Also extra is any other adjacent trim, such as band boards, “dentil trim boards.” Those run approximately $2.50 per linear foot, one coat, second coat for $1.25/foot. Bleaching, caulking, prep is extra, but a nominal fee.

Door will be soaped, scrubbed, rinsed, dried with fans. Not sure if you need your door washed? Wipe your finger across it- got white dust on your finger? You have chalky paint and washing is advised.

Garage Door trim from $80 for a single, from $120 for double, no door incl. one coat. Price is based on a paint-ready surface, minimal prep required.
